  • Weekly payroll support including recommended timekeeping system and ongoing management of staff hours and payroll costs
  • Human Resources – support to Property Managers for all employee management issues including advice on legislative requirements for employee
  • Recommendations to owners for employment of Property Managers and the day to day management of those Managers
  • Provide support & guidance for adhering to Workplace Health & Safety requirements
  • Regular property visitation to provide support
  • Growth initiatives for all areas of business, including room divisions, food & beverage and other sales
  • Property development ideas / concepts and comprehensive feasibility studies
  • Product and supplier support through group buying opportunities
  • Making recommendations to ensure compliance with Liquor & Gaming licenses
  • Computer property management / system management including the recommendations of PMS

Kitchen Management

  • Support to the Kitchen operations in Human Resources
  • Recruitment of Head Chef & Kitchen team

Revenue Management

  • Daily analysis of yield position for each accommodation property to ensure appropriate rate is set to secure maximum rates and increase occupancy to achieve increased REVPAR
  • Provide direction to Property Managers and Front Office teams to ensure correct daily rate yields are set
  • Tracking rooms and revenue pickup on a daily basis
  • Analysis of occupancy and business market mix for each property for future dates up to 12 months to assist with rate setting and business development strategies
  • Creating strategies for managing low yielding, unpublished package promotions at each property
  • Manage a calendar of events 12 to 18 months in advance for Adelaide and regional areas to capitalize on rates throughout peak periods
  • Provide monthly statistical reporting for each property on average rate performance to budget, performance in relation to competitors

Training & Development

  • Implementing sales reservation training for all front line staff to development sales skills and create maximum sales, incorporating understanding yield management and optimizing sales
  • Review and assessment of individual property and individual sales performance
  • Provide a trained responsible officer for corporation
  • Provide a trained return to work and rehabilitation officer for corporation (legislative requirement)

Reservations / Sales & Marketing

  • Regular monitoring of property reservations to ensure consistency of information received
  • Working with management to set published, inbound, wholesale and corporate contract rates for each property to achieve budgeted REVPAR.
  • In conjunction with Property Managers, review contract allotment performance and strategies for the best use of allotments at each property to maximize REVPAR
  • In the absence of a Sales Manager at each property, working with the Property Managers and / or Front Office Managers to develop corporate client relationships (contracts) and set appropriate rates based on freesale and room night performance
  • Managing Property Managers / sales staff to ensure they are maximizing sales opportunities / leads / promotions through third party selling agents.
  • Involve properties in comprehensive group marketing opportunities
  • Association and development of relationships with inbound/wholesale agents to greater distribute product
  • Marketing support and opportunities on a day to day basis
  • Web presence – property inclusion website – excess of 450,000 hits per month and 14,000 average unique visitors per month, plus social media avenues
  • Assistance with distribution of your accommodation product, eg. Travel agents – inbound/wholesale
  • Assistance with selling through third party websites and recommendations for greater distribution avenues, such as group buying and social media channels
  • Introduction to existing relationship with tour bus operators
  • Representation at Australian Tourism Exchange
  • Representation at Qantas Business Trade shows
